Morgan Hill Neighborhoods Compared: Home Types, Parks, Commute
Last updated: Oct 18, 2026 (America/Los_Angeles). Facts checked against the primary sources linked on this page; re-verify schedules, school assignment, and prices before deciding.
How do Morgan Hill neighborhoods compare?
Compare them by things you can measure at a specific address — the home type and lot in front of you, the nearest park and what is in it, the timed commute from that street, and the school assignment the district returns for that exact address. This page gives you that comparison method and the official anchors to measure against. It does not rank areas, and it does not label any area for a particular kind of household: the same street can work differently depending on your budget, commute, and the specific property.
What should I actually compare, address by address?
| Factor | How to measure it | Primary source |
|---|---|---|
| Home type & lot | Record the property type, year built if shown, and lot size from the listing and county parcel record for that address; measure, do not assume by area name | Listing + Santa Clara County parcel information for the specific property |
| Parks & trails | Distance from the address to the nearest city park and what facilities it lists | City of Morgan Hill — Parks, Trails & Facilities |
| Commute | Timed door-to-door drive at your real departure time; distance to Caltrain station or VTA stop | Your timed test; Caltrain and VTA schedules |
| School assignment | Enter the exact street address in the district tool and note the returned schools | MHUSD — Find Your School |
| Noise & activity | Visit at morning, evening, and weekend hours; note train, road, and business activity you can hear from the property | Your visits at different hours |
We deliberately do not publish a table of “typical lot sizes” or home ages by neighborhood name. No primary source we checked on Oct 18, 2026 publishes those figures by neighborhood, and listing samples change too quickly to present as fact. The worksheet above gets you the real numbers for the addresses you are actually choosing between.
What are the geographic anchors to orient by?
Downtown and the Depot Street station area. The City describes downtown as home to more than 100 independent businesses — retail, restaurants, and personal services — and lists Railroad Park at 17500 Depot Street among four downtown parks, next to the Caltrain station at 17300 Depot Street. Living near this core shortens the walk to businesses and the train; it also puts you closest to downtown activity and train operations. Visit at the hours you will be home to judge that trade for yourself. For a downtown trip by car, in practice parking is rarely the constraint: the station lot connects toward downtown on foot, and the City’s Downtown Parking page states all public parking, including the Downtown Parking Garage, remains free of charge (checked Oct 18, 2026). Use the Caltrain lot (486 free spaces, Caltrain) when you are combining a station-area start with downtown, and time the walk from the specific lot or garage space you would actually use.
Streets near the larger city parks. The City's parks page lists, among others, Community Park (171 W. Edmundson Ave.) with fields, tennis and pickleball courts, a skate/BMX park, a dog park, and a playground; Galvan Park (17666 Crest Ave.) with a field, handball courts, and a paved walking path; Nordstrom Park (16990 Murphy Ave.) next to Nordstrom Elementary; Paradise Park with a playground and walking trail; and Diana Park (555 Diana Ave.). “Near a park” means something different for each of these — check the City's page for the facilities at the specific park near an address you are considering.
East and west edges of the city. Morgan Hill sits between Highway 101 and foothills on both sides. Addresses east of 101 and addresses on the western side differ in which roads you use to reach 101, downtown, and the station, and in proximity to foothill trail access — all measurable with a map and a timed drive. County and state parkland east of the city (including the Anderson Lake area and the East Dunne Avenue route toward Henry W. Coe State Park) is covered in our weekend preview; note that Anderson Lake's reservoir recreation is closed during the dam retrofit described there.
How does commute differ by where in Morgan Hill I live?
Citywide, the Census mean commute is 33.5 minutes (ACS 2020–2024), but your segment to Highway 101 or to the Caltrain station varies by address. Caltrain service from Morgan Hill is four weekday northbound departures (6:10, 6:49, 7:10, and 7:49 a.m. on the timetable checked Oct 18, 2026), so the time from a given home to the Depot Street station — and whether you would drive, bike, or walk there — is a real comparison factor for train commuters. For drivers, time the route from the actual street at your departure hour; a few minutes to the on-ramp, repeated twice a day, compounds.
And schools?
School assignment in Morgan Hill is by exact address, not by neighborhood name or marketing description. Morgan Hill Unified's Find Your School tool is the authoritative check, and our schools-by-address article walks through it step by step. Run that check for every finalist address and confirm with the district before you commit — do not rely on a listing's school field.
A practical shortlisting method
- Pick three to five real addresses in different parts of the city that fit your budget.
- Fill in the worksheet for each: property and lot facts from the listing/parcel record, nearest park and its listed facilities, timed commute, and district-returned school assignment.
- Visit each street at two different times of day.
- Compare the completed columns — not area reputations — and let your budget and commute break any tie.
Copyable address scorecard
Print or copy this table and complete one column for each finalist address. Leave a cell blank rather than guessing — a blank tells you what to verify next.

Before you offer on any address
- Check parks on the City’s Parks, Trails & Facilities page — for example Community Park (171 W. Edmundson Ave.), Galvan Park (17666 Crest Ave.), Nordstrom Park (16990 Murphy Ave.), and Diana Park (555 Diana Ave.) — and note which one you would actually use weekly.
- Run the exact address in MHUSD Find Your School and save the result with the date; do not carry a result from one street to another.
- Time the drive to Highway 101 and to the Depot Street station at your real hours, then walk the street once in the morning and once in the evening.
